Codes & permits
- Typical clear heights: 12–18 ft clear in older stock, 16–20 ft clear in newer buildings.
- Local racking work mostly supports property and facilities management, MEP and AV integration, medical and laboratory support, and retail and hospitality back-of-house.
- Older buildings — small back-of-house and below-grade storage behind office and retail use, frequently with no dock (12–18 ft clear) — need slab thickness and reinforcement verified before specifying anchors.
- Newer limited purpose-built flex; most storage demand is fitted into existing space (16–20 ft clear) frequently have post-tension slabs that require cable mapping before drilling.
- Submit building and Fairfax County Fire Marshal's Office high-piled storage reviews the same day so they run concurrently.
Local expertise
Pallet racking in Reston, VA
Reston is the corridor's least conventional racking market, because it has comparatively little of what most people mean by industrial space. The community was master-planned around office, retail, and residential use, and the storage demand here is generated by the buildings themselves rather than by distribution: property management and building services, facilities and MEP contractors, IT and AV integrators, medical and laboratory support, and back-of-house storage for large retail and hospitality operations. What industrial stock exists is small, older, and frequently tucked behind other uses, with clear heights from 12 to 20 feet and access that ranges from awkward to genuinely difficult. The honest consequence is that many Reston projects are shelving and light selective jobs rather than warehouse racking jobs, and the value we add is mostly in fitting a real system into a space that was not designed to hold one. Permitting runs through Fairfax County Land Development Services — Reston is an unincorporated community with no separate town building department.
Reston Storage Demand: Building Services, Integrators, and Back-of-House
Reston generates storage demand from operations rather than from distribution, and the spaces are rarely purpose-built.
- Property and facilities storage — 12–18 ft clear, often below grade or behind other uses. Default: shelving and short selective sized to the access route.
- MEP and integration contractors — mixed long goods and palletized parts. Default: cantilever plus shallow selective, laid out for loading by hand truck rather than by forklift.
- Medical and laboratory support — cleanliness and traceability requirements. Default: powder-coat or stainless shelving with strict location addressing.
- Retail and hospitality back-of-house — tight footprints, no dock. Default: heavy shelving and carton flow sized to fit through a standard door.
Across the building services and integration operations based here, permits route through the Fairfax County Land Development Services with plan reviews typically running four to eight weeks depending on submission completeness. With no dock and often no lift truck, systems are sized to be loaded by hand and to fit through a standard door.

Reston questions
1 Is there much warehouse space in Reston?
Not much, and it is worth being straightforward about that. Reston was master-planned around office, retail, and residential use, so the industrial stock is limited, older, and usually small. Most of the work we do here is storage for operations that are based in Reston — building services, contractors, integrators, medical support, retail back-of-house — rather than distribution warehousing. If you are looking for a large distribution footprint, the honest answer is that it is a few miles west in Sterling or along Route 28.
2 Can you install storage in a space with no loading dock or forklift?
Yes, and in Reston that is the normal case rather than the exception. When there is no dock and no lift truck, the system has to be loaded by hand or by hand truck, which changes the design: lower beam levels, shorter spans, shelving instead of pallet rack where the items never see a pallet, and components sized to come in through a standard door or a passenger elevator. We plan the install route before specifying anything.
3 Who issues permits for storage systems in Reston?
Fairfax County Land Development Services. Reston is an unincorporated community, so there is no separate town building department and the county is the authority. Whether a permit is required at all depends on height and load — a lot of Reston work is shelving below the threshold and does not need one — and we will tell you honestly which side of that line your project falls on rather than adding a permit to the invoice by default.
